Since we've already made this decision once, I would find that the findings we made on November 8th would be the same, finding that the estimated market value of the property in the district has increased more than the special assessment, finding that the ownership of the property is diverse, that there a total of 63 assessable lots, tracts or parcels in the proposed district with 60 separate owners, 3 individual or entities own 2 lots each, no individuals own 3 or more lots each, there are no special assessments due and no other bonds or levies of record against properties in this proposed district, there are delinquent property taxes or special assignments against 1 property in the district in the total amount of $238.91, there are 63 assessable lots, the total market value before improvement is approximately $8,815,629, the total market value after improvements is increased by the amount of the assessment, and finding the public will receive benefit of improvement to the road surfaces, access traffic flow, storm drainage and yearly maintenance, and finding that this is not a newly platted subdivision, 48 of the 63 lots, 76% have dwellings, and in making those findings, and finding that there was 62% support in the petition, I would move to, also finding that this rural improvement district serves the public interest and convenience, I would move to adopt resolution of intent, #RID-05-391B , to create Rural Improvement District #391, the Bear Creek Properties Phase 2 & 3, roads RID located in Gallatin County.

In reference to Alder Court RID #392B, I would find that the estimated market value of the property in the district has increased by more than the special assessment, the ownership of the property is diverse, there are a total of 17 assessable lots, and all 17 individuals own 1 lot each, there are no special assessments due in the district, there are no mortgage backed bonds or levies of record against the property in the district, there are no delinquent property taxes or special assessments against the properties in the district, the total market value before the improvement is approximately $1,442,470, the total market value after improvements is increased by the amount of the assessment, there is no delinquencies, the public will benefit of improvement to the road surface, access, traffic flow, storm drainage and yearly maintenance and finding that this in not a newly platted subdivision, 15 of the 17 lots have dwelling units, and finding that this rural improvement district serves the public interest and convenience, I move to adopt Resolution of Intention #RID-05-392B, to create Rural Improvement District #392, Alder Court RID, located in Gallatin County.
